Checklist 01
Loan document checklist
What a lender commonly asks for before assessing a file.
- Identity proof accepted by the lender
- Current address proof
- Recent passport-size photographs
- Salary slips for the last 3 months (salaried)
- Form 16 or ITR for the last 2 years
- Bank statements for the last 6–12 months
- Existing loan statements and repayment track
- Business registration and financials (self-employed)
- Property documents for secured loans
- Latest valuation or legal report, if available
- Cancelled cheque for repayment setup
- A written list of any documents still pending
The exact list depends on the lender, product and your profile. Never share OTPs, net-banking passwords or blank signed cheques.
Checklist 02
Property due-diligence checklist
The documents and checks to complete before paying a token amount.
- Sale deed and the chain of title
- Mutation records and property tax receipts
- Encumbrance certificate or local title search
- Approved building plan and land-use status
- Completion or occupancy certificate, where applicable
- Seller identity and ownership verification
- Society NOC, maintenance and dues status
- Physical measurement and site inspection
- Utility connections and outstanding dues
- Existing loan, lien or tenancy on the property
- Draft sale agreement and payment schedule
- Registration, stamp duty and total-cost estimate
A legal title opinion is specific to the property and local records. This checklist helps you organise the review; it is not a title certificate.
Checklist 03
Insurance review checklist
A yearly check of what is covered, what is excluded and who receives it.
- List every policy, insurer and sum insured
- Life cover against loans, income and dependants
- Health cover against local treatment costs
- Employer cover and when it stops
- Exclusions, waiting periods and sub-limits
- Nominee and contact details updated
- Premium due dates and payment mode
- Personal accident or critical illness needs
- Business asset, stock and liability cover
- Claim helpline and document list
- Medical history disclosed accurately
- Next review date in the calendar
Insurance issuance and claim decisions rest with the insurer. Read the policy wording before buying or renewing.
A checklist is not a reason to overshare.
Send documents only through the channel your advisor confirms. Never share OTPs, net-banking passwords, blank signed cheques or full card details. A legitimate lender will not ask for your password.
